Product roadmap

What ships today, what is early, and what comes next.

This page is the public plan for Land Axis — deliberately honest. We prioritise Victorian map quality and trustworthy feasibility over claiming national coverage or finished multi-profession packs before they exist.

How to read this roadmap

Status labels and timeframes

Timeframes are indicative, not contracts. Dates move when data licences, quality bars or regulatory gates require it. When something is early access, you can use it — but you should expect rough edges and verify outputs.

Available now

Shipped for general use at the quality bar described.

Early access

Usable now; incomplete, expanding, or still being hardened.

Next

Actively prioritised in the near term (about 1–3 months).

Planned

Committed direction; sequencing may shift (about 3–12 months).

Later

On the horizon; not near-term delivery.

Gated

Blocked on a milestone (e.g. national coverage or a licence partner).

At a glance

Four horizons

Available now

Victorian site map: address lookup, indicative zones, overlays, parcels and lot geometry for screening.

Early access

Building envelope tests on supported typologies, full feasibility studies, quick feasibility, and AI PDF import helpers.

Next (~1–3 months)

Trust and workflow: reliable exports, study polish, scenario tools, and the path toward a cleaner map → model handoff.

Beyond (3–12+ months)

Deeper planning intelligence, title/encumbrance paths, multi-state coverage, then gated streams (build tools, capital matching).

How we prioritise

Principles that override feature FOMO

  1. 01
    Path to appraisal first

We favour work that shortens map click → planning context → feasibility → shareable output.

  2. 02
    Trust before breadth

A wrong KPI or a false “clear title” costs more than a missing feature. Unknown stays unknown.

  3. 03
    Victoria depth before national marketing

State expansion is strategic — but we do not advertise coverage we cannot defend.

  4. 04
    Grounded AI only

AI features process your content or cited sources to help you work. They are not oracles.

Workstream

Site Map & planning intelligence

The map is the front door. Victoria is the geographic focus until coverage and trust are strong enough to expand.

Victorian address & site lookup

Available now

Live

Search by address or select a site on the map to open property context for screening.

  • Embedded map experience (including map.landaxis.com.au)
  • Public planning/cadastral layers for looked-up Victorian sites

Who it's for: All users (map is available without a paid plan for exploration)

Note: Indicative only — confirm with council, scheme and title before acting.

Planning zones & overlays on the map

Available now

Live · refreshed on source publication cycles

Victorian planning zones and common overlay layers for first-pass constraint awareness.

  • Layer visibility for zoning and key overlays (e.g. flood, heritage, bushfire where present in our data)
  • Not a full scheme extract or permit determination

Note: Layer completeness and currency vary; always verify against the planning scheme.

Parcels, lot geometry & site measures

Available now

Live

Cadastral context and indicative dimensions for sites you look up — not a registered survey.

Note: Boundaries and areas can be approximate, especially on multi-lot or complex parcels.

Scheme clause text & permit pathway packs

Planned

Target: mid–late 2026

Structured clause excerpts and permit/referral pathway context you can quote in a desktop study — beyond zone codes on a map.

  • Per-council scheme wording where we can source and maintain it reliably
  • Triggers / pathway summaries that do not claim to replace a planner

Who it's for: Town planners, developers, agents

Sales & rental evidence on the site record

Planned

Target: late 2026 – 2027 (data-dependent)

Settled comparables and adjustment-friendly evidence linked to the site record — not live today.

Note: Depends on licensed data access and product design that keeps evidence auditable.

Workstream

Building envelopes & massing

Early tooling to test what may fit under selected controls and typologies before concept design spends hours.

Envelope / massing tests (selected typologies)

Early access

Early access · expanding through 2026

Generate test envelopes from setbacks, height and related controls on supported lot types and typologies.

  • Actively developed rules for common low-rise / multi-dwelling patterns
  • Results vary by site geometry and control coverage

Note: First-pass design aid only — not certification, and not complete for every control or overshadowing case.

Richer control resolution (overshadowing, easements, edge cases)

Next

Near term · next 1–4 months

Tighten geometry rules, edge cases and control interactions so envelopes fail less often on messy real lots.

Who it's for: Architects, developers

Workstream

Feasibility & financial modelling

Map click → lender-ready feasibility is the north star. The engine exists today in early access; polish, export and trust come next.

Full feasibility studies

Early access

Early access · live for signed-in users

Multi-module studies: revenues, costs, financing, cashflow, tax and return KPIs on a company workspace.

  • Scenario inputs you control (assumptions are yours)
  • Residual land value, margin and related KPIs as modelled outputs
  • Company-scoped projects and studies

Who it's for: Developers, development managers (Pro / early access per plan)

Note: Decision support only — not valuation, lending advice or a certified model.

Quick feasibility from the map

Early access

Early access

Lightweight residual / screening model from map context, with a path toward promoting into a full study.

Note: Coverage and prefill quality still improving; verify every input.

Reliable Excel / PDF export (lender-ready packaging)

Next

Near term · next 1–3 months (priority)

Working export paths for study outputs partners and lenders can open — highest-leverage workflow gap today.

Who it's for: Anyone sharing a study outside the app

Scenarios & versioning (clone / side-by-side KPIs)

Next

Near–medium term · ~2–4 months

Clone a study as Scenario B and compare key metrics without forking spreadsheets by hand.

Map → pre-filled feasibility in one gesture

Planned

Medium term · after export + handoff polish

Tighter join from site selection and planning context into a pre-filled residual model with visible assumptions.

Note: Depends on map trust, envelope quality and feasibility export reliability.

Sensitivity upgrades & mobile read-only deal summary

Planned

Medium term · later 2026

Richer sensitivity controls and a clean read-only summary suitable for phones and client meetings.

Workstream

AI-assisted tools

AI only where it is grounded in your content or cited sources. No ungrounded “magic” numbers as product claims.

Feasibility PDF import (structured extraction)

Early access

Early access

Upload a feasibility PDF and extract structured inputs into a study to reduce re-keying.

Note: Outputs can be wrong — always review extracted fields before relying on them.

Study chatbot / grounded Q&A over your studies

Early access

Early access

Ask questions against your company’s stored study content (retrieval-augmented), not the open web as fact.

Note: Responses are assistive; they are not professional advice.

Portfolio + planning-aware questions

Planned

Later 2026 – 2027

Cross-study and planning-aware questions (e.g. which saved sites touch a new overlay) with citations.

Section 32 / contract document parsing (covenants & schedules)

Planned

Target: late 2026 (Stage 1 encumbrance path)

User-supplied vendor statements / contracts → extract covenant and easement schedule language into diligence flags.

Note: User supplies the document; not a substitute for legal review of title.

Workstream

Workspaces, sharing & billing

Company workspaces exist today; multi-party deal collaboration and polished billing UX keep maturing.

Company workspaces & roles

Available now

Live

Organisation membership and role-based access for people you add to your company.

Free / Pro / Enterprise plans

Available now

Live · see Pricing

Free tier for map-led exploration; Pro for unlimited lookups and early feasibility access; Enterprise for teams.

  • Founding-member style Pro pricing published on the Pricing page
  • Optional aerial imagery add-on described separately (contact to enable)

Self-serve billing polish

Early access

Early access · rolling out

Subscription checkout and account billing surfaces are shipping in stages.

Note: If something looks incomplete in-app, contact [email protected].

Team collaboration (comments, approvals, shared libraries)

Planned

Enterprise track · 2026–2027

Deeper multi-user study workflows beyond basic company membership.

Lender / investor share links (read-only branded views)

Planned

After reliable export · target later 2026

Share a read-only study view without handing over edit access to the full workspace.

Workstream

Geographic expansion

Victoria first. Other states follow when VIC quality is defensible — breadth without trust is a product failure.

Victoria (VIC)

Available now

Primary focus · ongoing depth

Live planning and cadastral context for looked-up sites, plus early envelope and feasibility workflows.

Note: Not every parcel attribute is complete; coverage depth varies by layer.

New South Wales (NSW)

Next

Target: next 1–3 months for vertical slice · then harden

First expansion state after VIC: planning layers, property click and quick feasibility end-to-end.

  • ETL + tiles + state-aware API adapters
  • VIC behaviour remains unchanged while NSW is added

Note: Public marketing for NSW only after the vertical slice is trustworthy.

Other states & territories (QLD, SA, WA, TAS, NT, ACT)

Planned

Rolling after NSW · through 2027

Repeat the state playbook using open data and licensed extracts where required. Licence timing can gate WA/NT-style datasets.

Note: Order may change based on data access, not marketing preference alone.

Per-state stamp duty & planning-scheme correctness in feasibility

Planned

Alongside each state launch

Feasibility math and links must be state-aware — we will not claim national feasibility correctness until each state is wired.

Workstream

Title, easements & encumbrance intelligence

A restrictive covenant can invalidate a yield assumption. We will never show “clear” when the answer is unknown.

Spatial easements (VIC where published)

Early access

Partial · live layers where ingested

Published easement geometry can appear in map/site context where our data includes it.

Note: Incomplete by nature of source data — not a full encumbrance search.

Three-state encumbrance flags (Confirmed / Likely / Unknown)

Planned

Design + Stage 1–2 · later 2026

Panel language that refuses to treat unknown as clear — trust rule for screening.

On-demand title search via broker (paid, user-initiated)

Later

2027 target · legal & commercial gated

Authenticated, paid title/instrument fetch for covenant facts — never automatic on anonymous map pan.

Note: Depends on broker terms, pricing and counsel on what derived facts we may retain.

Workstream

Later product streams (gated)

These are real directions, not near-term promises. They stay gated so Stream 1 (map + feasibility) is not diluted.

Stream 2 — Build / construct tools

Gated

After national map + feasibility coverage ships

Specification, take-off, estimation and tendering-style tools for the delivery phase.

Note: Legacy PM scaffolding in the codebase stays hidden until this stream launches.

Stream 3 — Capital matching (marketplace)

Gated

Admin-gated demo now · live wholesale only after AFSL/CAR partner

Sponsor↔wholesale investor matching built on feasibility-backed packages. Public live raises only after regulatory partnership milestones.

  • Demo / allowlisted access may exist for partner conversations
  • No public invitation to invest via Land Axis until live mode is properly licensed

Note: Not a current consumer feature on the marketing site.

Tell us what would change your workflow

If you work outside Victoria, need a specific export, or hit a trust issue on a live site, we want to hear it. Roadmap order is principle-driven, but real user friction moves the queue.
